Inspection and quote where required

These start with an inspection. The technician explains what was found and whether the work can be quoted, needs another trade, or needs a specialist.

  • Drain blockages beyond accessible traps
  • Hidden or suspected leaks
  • Water heaters
  • Water tanks and booster pumps
  • Concealed pipes inside walls or floors
  • Tile opening, repair, tiling or finishing work

Problems explained

What the symptoms can mean, what a technician will check, and when repair or replacement makes more sense. Inspection is needed to confirm the cause.

1234
  1. 1Spout and aerator: drips, weak or spraying flow
  2. 2Base: water around the tap (O-ring or loose mounting)
  3. 3Lever: stiff or loose, water under the handle (cartridge seals)
  4. 4Hoses below the basin: leaks inside the cabinet

Where the water appears is the most useful clue, but inspection is needed to confirm the cause.

  • Dripping from the spout when the tap is off. On a single-lever mixer, this may indicate a worn ceramic cartridge. On an older two-handle tap, one possible cause is a worn washer or a damaged valve seat.
  • Water around the base. This can be caused by a failed O-ring between the spout and the body, or by the tap working loose on its mounting. It is more likely a sealing problem than a valve fault.
  • Water under the handle or lever. This may point to worn seals around the cartridge or valve spindle.
  • Weak flow at one tap. One common cause is a blocked aerator, the small mesh insert at the tip of the spout. A partly closed angle valve under the sink or a kinked hose can do the same. If every tap in the home is weak, the cause is more likely upstream than at the tap.
  • Spraying or uneven flow. This is often debris in the aerator, or a damaged aerator.
  • Stiff or loose lever, or a mixer that moves on the basin. A stiff lever may indicate a worn cartridge. A wobbling mixer may mean the fixing nut underneath has loosened or its bracket has corroded.
  • Leak inside the cabinet underneath. This is often not the tap itself but the flexible hoses or angle valves feeding it. See leaks under sinks and basins.

Why the brand and model matter

Mixer cartridges are not interchangeable. They differ in diameter, height, spline pattern and manufacturer, and some mixers use cartridges that are hard to find locally. A photo of the tap, plus any brand name printed on it, helps the technician identify a likely replacement before the visit, or tell you early that a new mixer is the more practical route.

Repair or replace the tap?

Replacing a cartridge, washer or O-ring is usually worthwhile on a mixer that is otherwise sound, particularly a good-quality one. Replacing the whole tap tends to make more sense when the body is cracked or corroded, the finish is badly worn, the correct cartridge can't be sourced, or the same tap keeps failing.

Your own fixtures

Customer-supplied fixtures can be installed after a compatibility check.

  • Customer-supplied taps, mixers, shower sets, hoses, valves and other suitable fixtures can be installed after a compatibility check.
  • We may decline installation if the item is incompatible, unsafe, incomplete, or unsuitable for the existing connection.
  • The workmanship warranty applies only to eligible installation workmanship.
  • The manufacturer or seller remains responsible for the product warranty and any product defects.

Before booking, send the product name, a link, or a photo of the box, plus a photo of the existing fixture. We can't confirm compatibility until the photos, specifications or an inspection have been reviewed. The points that most often cause problems on the day are:

  1. Connection sizes, and whether the right hoses and fittings are included in the box.
  2. Mounting type: deck-mounted (on the basin or worktop) versus wall-mounted.
  3. Existing openings: the number and size of tap holes in the basin or worktop.
  4. Supply positions: where the hot and cold feeds are relative to the new fixture.
  5. Waste positions: whether the outlet on a new basin or toilet lines up with the existing waste pipe.
  6. Concealed versus exposed components: a concealed mixer or cistern involves work inside the wall, which is inspected and quoted where required.

Several jobs, one visit

A plumbing booking may include related carpentry, electrical or general handyman tasks.

Tell us about all the jobs before booking. We will review the scope and confirm what can be completed in the visit.

Additional trades, time, materials, or work outside the approved scope may need a separate approved quote or a follow-up visit. Each job is priced individually.

The easiest way is a numbered list, with a photo of each item numbered to match. For example:

Plumber arriving with a toolbox in a bathroom
  1. Kitchen mixer dripping from the spout
  2. Guest bathroom cistern running into the bowl
  3. Master shower hose leaking at the handset
  4. Children's bathroom basin draining slowly
  5. Washing machine inlet hose looks corroded

Mark which jobs matter most, so they can be planned first.

How booking works

From booking to a tested repair, with nothing extra done without your approval.

Before the visit

  1. Book online

Choose the job, describe what's happening, add photos and your Khalifa City address, and see the price before you pay.

  2. We review your details

Your photos and job details are reviewed before the visit, and we may ask a few questions to narrow down the likely cause and parts.

  3. Access and timing confirmed

Building permits, contractor passes, access approvals or landlord requirements may need to be arranged before the visit.

At the visit

  1. The technician inspects

The technician carries company identification and checks the problem and the components around it, because the visible leak isn't necessarily the source.

  2. Cause and options explained

Including whether repair or replacement makes more sense for that fixture.

  3. Parts identified

Any parts or materials needed are identified, with their price.

  4. You approve

Any additional work or materials are explained and approved before we proceed.

After the work

  1. Work completed

The repair or installation is carried out within the approved scope.

  2. Tested

The work is functionally tested where relevant: accessible joints checked, water run and drainage tested.

Eligible workmanship is covered for 30 days. The warranty does not cover customer-supplied materials, manufacturer defects, normal wear, misuse, pre-existing faults, or work altered by another party.

What to send us

Good information before the visit means the technician is more likely to arrive prepared.

Describe the problem

  • The exact symptom: "drips from the spout once a second" is more useful than "tap problem".
  • Where the water appears: spout, handle, base, cabinet floor, around the toilet, on a wall or ceiling.
  • When it happens: all the time, only when the fixture is in use, or only after flushing or draining.
  • When it started, and whether it's getting worse.
  • Whether water is leaking right now, and whether you've been able to shut it off.

Identify the fixture

  • Brand and model, if printed on the tap, flush plate, cistern lid or shower trim.
  • Product details for anything you've already bought: the name, a link, or a photo of the box.
  1. The whole fixture
  2. A close-up of the fault
  3. The connections underneath

Photos

  • The whole fixture, so we can see its type and how it's mounted.
  • A close-up of the fault or where the water appears.
  • The connections beneath or behind the fixture, where you can see them safely.
  • A short video helps for noises, running cisterns and flow problems.

Property and access

  • Villa or apartment, and the floor number.
  • Access details: parking, gate or building security, whether building management needs advance notice, and who will be home.
  • Exact address: community or sector, street, villa or building number, and a nearby landmark or map pin.
  • Tenancy: if you rent, whether your landlord or property manager needs to approve the work first.

What affects the cost

Plumbing micro-jobs start from AED 69, and an inspection is AED 59, credited against qualifying repair work approved at the same visit.

Two jobs with the same name can be very different in size. These are the things that change the work involved:

  • The fault itself.

Cleaning an aerator and replacing a concealed cistern's flush valve are both repairs, but not the same job.

  • Diagnosis.

A visible drip is quick to trace. An intermittent leak or a damp wall can take longer.

  • Access.

A cramped cabinet, a concealed cistern or a mixer behind tiles adds labour.

  • Parts.

Whether a part is needed, whether it's standard or brand-specific, and whether it's available on the day.

  • Fixture model.

Premium, imported or unbranded fixtures may need specific components.

  • Removal and reinstallation.

Lifting and resealing a toilet or removing an old basin adds time.

  • Concealed access.

Opening boxing, access panels or finishes.

  • Number of jobs.

Several small jobs listed in one booking can be planned together; each is still priced individually.

  • Specialist requirements.

Anything outside standard plumbing scope is quoted separately where required, or referred on.

Any additional work or materials are explained and approved before we proceed. VAT is shown where applicable.

Leaking right now?

  1. Close the nearest shut-off if you can identify it safely. Most basins, sinks and toilets have an angle valve underneath or behind them. Turn it clockwise by hand. If it won't move, don't force it, because a seized valve can snap.
  2. If you can't isolate the fixture, use the home's main stop valve if you know where it is and can reach it safely.
  3. Keep clear of electrical equipment if water is near sockets, appliances or a water heater.
  4. Move belongings away and contain the water with towels and containers.
  5. Take photos of the leak and any damage, for your records, landlord or insurer.
  6. Tell building management straight away if water may be reaching another unit or a shared area.
Most basins, sinks and toilets have an angle valve. Turn it clockwise by hand; if it won't move, don't force it.

Don't open water heaters, dismantle pressurised fittings, break into walls or tiles, or mix chemical cleaners.

Villas and apartments

We serve all Khalifa City villas and apartments. Each affects how a visit is best arranged.

Modern villa with a swimming pool

Villas

If your villa has several bathrooms, a kitchen, a laundry area and outdoor taps, the hoses and valves across the house may be the same age. When one fails, it's worth listing any others showing wear so they can be checked in the same visit. Note too whether a pressure problem affects one fixture or the whole villa, since that helps separate a fixture fault from a supply or pump issue.

123
  1. 1Villa: several bathrooms, hoses and valves often of a similar age
Modern apartment building with balconies

Apartments

A leak can reach the unit below quickly, so shut it off early and inform building management if there's any chance of that. Some parts of the system, such as risers, main valves and shared drains, belong to the building and are maintained by its management or facilities team. We can identify whether a visible issue appears to be inside your unit or may need building-management attention.

Access and approvals

Building permits, contractor passes, access approvals and landlord or building-management requirements may need to be arranged before the visit. Let us know about them when you book. Technicians carry company identification.

If you rent

Tenancy agreements differ on who arranges and pays for plumbing repairs. Before booking, check whether your landlord or property manager wants to approve the work, supply parts, or use their own maintenance provider.

Finding the property

Give the community or sector name, street, villa or building number, and a landmark or map pin. The more precise the address, the less time is lost on arrival.

Plumbing questions

How much does a plumber cost in Khalifa City?

Plumbing micro-jobs start from AED 69. If the cause isn't clear, an inspection is AED 59, credited against qualifying repair work approved at the same visit. Any additional work or materials are explained and approved before we proceed. VAT is shown where applicable.

Will I know the cost before work starts?

Yes. The starting price or inspection fee is shown before you book. Any additional work or materials are explained and approved before we proceed.

Should I buy the replacement part before the visit?

For an internal part such as a cartridge or fill valve, it's usually better to let the technician identify it first. Many parts look alike but don't fit, and a wrong part can mean a second visit. For a new fixture you're choosing on style, buying it yourself is reasonable; send us the product details first so compatibility can be checked.

Can you fit a tap, mixer or shower set I've already bought?

Customer-supplied fixtures can be installed after a compatibility check. We may decline installation if the item is incompatible, unsafe, incomplete, or unsuitable for the existing connection. Our workmanship warranty covers eligible installation workmanship; the manufacturer or seller remains responsible for the product itself.

Is a slow drip really worth fixing?

A drip runs day and night, and the wear causing it usually gets worse. On a mixer, a leaking cartridge can also mark the basin over time. It's rarely urgent, which makes it a good item to add to a list of small jobs for one visit.
